Draft - not legal advice, not ready to publish
This page frames the fee structure the way a buyer's agency operating under an Australian real estate license typically needs to (free marketplace access = information access, paid tiers = licensed advisory services) - but it is a structural starting point, not a compliant contract. Real estate advocacy and charging fees for property introductions requires an active Corporate Real Estate Agency License / Buyer Agent License in the relevant state (varies by NSW, VIC, QLD, WA, SA, TAS, ACT, NT), and this content needs review by a property lawyer or licensed conveyancer in every state you operate in before it goes live or before any payment is taken.
1. Information & Research Access
Marketplace access grants any registered member property information, comparable sales data, and AI-generated deal assessments for research purposes, free of charge. It does not constitute real estate advocacy, property introduction, or agency services, and does not require the member to hold any license.
2. Advisory & Acquisition Services
The Reveal, Negotiate, and Full Service tiers are separate, optional paid services under which [Company Name], operating as a licensed buyer's agency, provides property introduction, negotiation, and/or acquisition management services. These services are performed under [Company Name]'s Buyer Agent License (License No. [TBD]) in [State]. A separate license is required in each additional state of operation.
3. Trust accounting
Where advisory fees are collected in connection with a specific property transaction, funds must be handled per the relevant state's real estate trust accounting requirements - this typically means a dedicated trust account, not the platform's general operating account, with separate audit obligations. This needs to be set up with a licensed conveyancer/accountant before Tier 2/3 payments go live for real money.
4. No guarantee of purchase
Unlocking a deal's address and agent details does not guarantee the ability to purchase that property - the vendor may accept another offer at any time. See the refund policy in your account dashboard for what happens if a deal falls through after you've paid to unlock it.
